A groundbreaking housing initiative in Steinbach is helping hundreds of families achieve homeownership through an innovative one per cent down payment program, offering new hope to buyers previously priced out of the market.

Led by developer Waldo Neustaedter in partnership with Steinbach Credit Union and local builder Three Way Builders, the initiative has already enabled more than 500 home purchases across Steinbach and nearby communities like Kleefeld.

The program allows buyers to secure homes with just one per cent down, with the developer effectively supporting the remaining portion of the initial deposit. This structure helps eliminate costly insurance fees typically required for low down payments and makes mortgages more accessible, particularly for first-time buyers and newcomers to Canada.

Residents like Maya Bunk say the initiative made homeownership possible after traditional options proved unattainable. Like many others, she and her family had struggled to save enough while navigating rising housing costs.

The development model also includes mixed housing options—from rental apartments to townhouses and detached homes—creating a pathway for renters to transition into ownership. This approach has proven especially beneficial for immigrants settling in the region, many of whom face challenges building credit history upon arrival.

According to local officials, the program has not recorded any foreclosures, suggesting strong financial sustainability and careful screening of buyers. Curtis Wennberg noted that the mortgages function similarly to traditional loans, with added support from the developer acting as a form of co-signer.

Beyond individual benefits, the initiative is also driving broader economic growth. By attracting new residents, it is helping local businesses address labor shortages and strengthening community development.

The success of the program has prompted expansion plans, including a new 233-home development in Mitchell. With continued backing from financial institutions, similar models could be replicated in other regions facing housing affordability challenges.

Rooted in community values and inspired by affordable housing efforts abroad, the Steinbach model is emerging as a potential blueprint for tackling housing accessibility in Canada and beyond.
